Real estate valuation is obligatory to confirm the property value. The loan based on the valuation price of the real estate or on the price of the sale agreement, whichever is the lower. Banks not always require valuation of the property, but ask for expertise of the property if it is special area (for example: provincial area in France)

Insurance for the borrower (life and disability) is not obligatory for banks of Monaco. Insurance of property is not obligatory requirement of the bank, but is obligatory for registration of the purchase and sale transaction
